EnVision was retained to act as the owner's project manager for the refurbishment and modernization of an industrial feather manufacturing facility located in Toronto, Ontario. Due to the age of the facility and the improper use of poor-quality fill below the existing floor slab, settlement issues were identified. To support the reconstruction, EnVision completed an interior Geotechnical Investigation to facilitate the design of a new structural slab. Further, EnVision supported the owner with securing construction financing for the project through the completion of Environmental Site Assessments, a Designated Substance Survey, and a Building Conditions Report.
As the owner's representative, EnVision provided Project Management services throughout the lifecycle of the project, working closely with the owner to support with decision making and to provide cost-benefit recommendations. During the planning phase, EnVision completed on-site investigations to support the design and permit approval process, as well as construction financing. Once the design was complete, EnVision assisted with screening potential contractors and made recommendations for the successful proponent who would complete the project under a construction management agreement. During the construction phase of the project, EnVision reviewed subtrade submittals, subtrade recommendations and approvals, progress payment draws, change order requests, progress updates, and completed on-site inspections.
